On behalf of Terry Johal Developments Ltd, we are pleased to introduce this Development Permit
Application to construct 2 three plexes on 2 single family lots under the City of Victoria’s Missing
Middle Housing Initiative (“MMHI”).
Thoughtful consideration has been made to maximize tree retention, provide quality design
that fits the existing neighbourhood and offer diverse housing options for new residents.
Several mature garry oaks are currently located within existing covenant areas on each lot and
we have supplemented these trees with additional indigenous plantings throughout. We also
propose to fully landscape both boulevards with native shrubs, grasses and wildflowers to
provide an improved landscape buffer and enhance the natural garry oak ecosystem.
Nestled within a predominantly residential neighbourhood, we are looking to provide quality
form and finish with an appreciation of existing single family homes and infill housing nearby.
Homes have been deliberately oriented side by side for a traditional townhome feel with street
facing entrances to enhance street vitality and pedestrian experience.
Permeable paving with a vibrant mix of deciduous and evergreen plantings maintains a
naturalized yet elegant front yard while the rear yards offer a naturalized, communal open
space for children and families.
